Home Loan Repaid: Check the Papers and the Registered Charge Separately

October 15, 2026

Paying off a home loan removes an expense from your monthly budget. Completing the paperwork needs its own check. A zero balance, a folder returned by the lender and a cleared registry entry answer different questions.

If you are closing a housing loan, keep a small completion file until you can account for both the original documents and the lender’s registered charge. This is a practical use of an established RBI requirement, not a new October 2026 concession.

Keep two completion checks

Start with two lines in your own records: “Original documents received and checked” and “Registered charge removal confirmed.” Add the completion date and supporting evidence beside each one. A tick against one line should not automatically fill in the other.

For example, imagine Meera has repaid her loan and collected a packet containing her property papers. Her file has a repayment confirmation and a signed collection receipt, but nothing showing what happened to the mortgage entry. She should ask for the relevant charge-satisfaction or removal confirmation before calling the entire process complete. This is an illustrative situation, not a reported case.

The reverse deserves attention too: confirmation of a registry filing does not tell you whether every original in the lender’s custody has reached you.

What the current RBI directions require

The RBI’s Commercial Banks—Responsible Business Conduct Directions, 2025, issued 28 November 2025, updated as on 1 October 2026, address this in paragraphs 354–360. The bank must return originals and remove registered charges within 30 days after full repayment or settlement. Collection can be from the servicing branch or another bank office holding the documents.

For delayed document release or charge-satisfaction filing, the bank must explain the reason. Compensation is ₹5,000 per day of delay attributable to the bank. It is not unconditional. RBI’s personal-loan definition, dated 4 January 2018, includes housing loans to individuals. Do not assume the same entitlement for a company’s business borrowing merely because property was mortgaged.

The NBFC directions, also issued on 28 November 2025, updated as on 1 July 2026, contain corresponding provisions in paragraphs 35–41. Their covered lenders include registered housing finance companies. Both sets retain the applicability condition: release must fall due on or after 1 December 2023.

The commercial-bank document has its own defined scope, excluding small finance banks, payments banks and local area banks. Other lender classes have separate directions. Identify your lender before selecting the document on which to base a complaint.

Make the evidence useful before you need it

Keep the lender’s written repayment confirmation and the date it recognises as full repayment. Save your document-deposit acknowledgement or inventory, then arrange a collection appointment and record your preferred eligible office in writing.

At collection, compare the packet with the inventory. Check document descriptions, property details and missing pages; record discrepancies specifically. Retain a copy of the acknowledgement you sign, accurately describing what you received. A vague “all papers collected” note is a poor record if an item is still missing.

Separately ask the lender which registry or registries carry its charge, what action it has completed, and what reference or confirmation supports that action. The relevant process depends on how the security was recorded. A property lawyer can help check an unclear entry; the lender’s loan-balance screen is not a registry search.

These are suggested record-keeping steps, not additional formalities that reset RBI’s repayment-based clock.

Lost originals need a different follow-up

Under paragraph 40 of the NBFC directions, loss or damage to originals requires help obtaining duplicate or certified copies, with the associated costs borne by the lender. An additional 30 days is allowed for that procedure: delay compensation is calculated after 60 days in total. The commercial-bank directions provide the corresponding treatment in paragraph 359.

Ask which documents are affected and request a written replacement plan. Keep the replacement work and any compensation claim separately visible in your file; a payment does not itself replace the papers.

Send a precise request if an item remains open

You could write: “Please confirm the full-repayment date for my housing loan, the originals held and returned, and the registry charge-satisfaction action with its reference. Please explain each outstanding item, the reason for delay and the compensation assessment under the applicable RBI directions.”

Attach the relevant confirmations and collection correspondence through the lender’s official grievance channel. Keep the complaint reference. Your aim is a completed, evidenced closure file; a compensation claim depends on the applicable provision and the actual reason for delay.
